Short answer
A plumber who answers at 2 a.m. and works out of South Belt can usually reach homes from Clear Lake to Pasadena the same night. We handle burst pipes, slab leaks, sewer backups, water heaters and gas leaks, and we explain the fix before any wall or floor gets opened.
Why the house matters
Plumbing trouble here follows the age of the house

Most calls we get in southeast Houston come down to two things: when the house was built and what it sits on. South Belt has thousands of homes from the 1960s and 1970s, Clear Lake has even more from the 1960s through the 1990s, and the streets closer to Hobby and Golfcrest go back to the years right after World War II. Each era came with its own pipe, and each pipe fails in its own way.
The ground adds a second problem. The clay under much of this side of town swells when it is wet and shrinks when it dries, and a slab-on-grade house moves with it. That movement is hard on copper lines and old cast iron drains that run under the floor, which is why slab leaks and failed hydrostatic tests are routine work for us rather than rare ones.
Then there is the water itself. The city's 2025 water report puts average hardness at about 135 ppm, which the USGS scale calls hard, and it uses chloramine as the disinfectant. Hard water scales tankless heat exchangers and faucet cartridges; chloramine is the taste people want filtered out. And the February 2021 freeze showed how fast an attic line can split here when temperatures drop into the teens.
None of that is a reason to panic. It is a reason to call a plumber who already knows what is likely behind the wall before opening it. That is how JV Plumbing approaches every visit: test first, show you what we found, then fix the thing that actually failed.

Free check you can do tonight
Is it a slab leak? Run the 15-minute meter check
A warm spot on the tile or a bill that jumped is not proof. The meter is. Here is the same check we start with.
- 1
Shut every fixture
Turn off taps, the dishwasher, washer, ice maker and irrigation. Nobody flushes.
- 2
Read the meter
Open the meter box at the curb and note the dial reading or watch the small leak indicator.
- 3
Wait 15 minutes
Start the timer and leave all water off until it runs out.
- 4
Read it again
If the dial moved or the indicator spun, water is leaving the pipes somewhere.

Did the dial or leak indicator move?
Moved with everything off? That usually means a hidden leak: in the slab, a wall or the yard line. How we find and fix slab leaks.
After you call
What happens from the first ring to a dry floor
You talk to a person
Tell us what you see and hear. If water is running, we walk you to the main shut-off or the water heater valve on the phone.
A plumber heads your way
We give you a realistic arrival window based on where the trucks are, not a promise we cannot keep.
We find the cause
Pressure tests, a camera in the line or a meter check come before anyone opens a wall or a slab.
You see the options
Repair or replace, reroute or break the floor: we show you what we found and price the choices before work starts.
We fix it and test it
The repair gets pressure tested or flow tested, the area gets cleaned up, and you get a plain summary of what was done.

How we work
What you can expect when JV Plumbing shows up
Close by, any hour
The shop is on Gulf Pointe Drive in South Belt. That is minutes from Sagemont, Ellington and Friendswood, and a short run up the Gulf Freeway to Hobby.
Test before we cut
Leak detection, meter checks and camera inspections come first. A wall or slab only gets opened once the leak is located.
Options, not one answer
A slab leak can be spot-repaired or rerouted through the attic. A tired water heater can sometimes be repaired. We lay out both and let you choose.
Clean when we leave
Drop cloths down, debris hauled off, and the fixture tested in front of you before anyone calls the job finished.
Recent kinds of work

Water running right now?
Close the main shut-off if you can find it, then call. We will stay on the line while you do it.
Where we work
Southeast Houston and the towns around it
Our trucks run out of South Belt every day. These are the parts of the map we cover most.
Houston's southeast side
Our home turf runs from South Belt and Ellington and Sagemont up through Edgebrook, the Hobby area and Glenbrook Valley, east to Golfcrest, Meadowbrook and Pecan Park, and south to Clear Lake and Minnetex.
South toward the bay
Below the Beltway we cover Pearland, Friendswood and League City, plus Seabrook on the water. Pearland and League City both buy water from the Southeast plant that sits near Ellington, so their water behaves much like ours.
East along the ship channel
Pasadena and South Houston are next door. Past them we run to Deer Park, La Porte, Channelview and Baytown, across Harris, Galveston and Brazoria counties.

Common questions
Questions people ask before they call
Yes. The phone is answered 24 hours a day, every day of the year, including holidays. If water is running, we will help you shut it off while a plumber gets on the road.
Mostly the southeast side: South Belt, Sagemont, Clear Lake, Edgebrook, the Hobby area, Golfcrest and the neighborhoods along the Gulf Freeway. We also work in Pasadena, Pearland, Friendswood, League City, Deer Park, La Porte, Baytown and the towns around them.
The surest home test is the water meter. Shut off every fixture, note the meter, wait 15 minutes and check again. If it moved, water is leaving the pipes somewhere, and a warm spot on the floor points to the hot side under the slab.
Not always. After we locate the leak we look at two routes: a spot repair through the slab, or rerouting the line through the attic or walls. Which one makes sense depends on where the leak is and the shape of the rest of the piping.
Often, yes, when the size and fuel type match a common tank. Tankless and heat pump conversions take more planning because the gas line, venting or electrical may need changes.
We do. Restaurants, offices, retail spaces and rental property owners call us for drains, grease traps, water heaters and restroom repairs, and we can work after hours to keep a business open.
