Where JV Plumbing works around southeast Houston

Short answer

We cover southeast Houston from Pecan Park down to Clear Lake, the cities along the ship channel from Pasadena to Baytown, and the towns south toward Galveston Bay, including Pearland, Friendswood, League City and Seabrook. That spans parts of Harris, Brazoria and Galveston counties. We answer the phone 24/7, and the trucks start from South Belt, off Beltway 8.

Close to the shop

Southeast Houston, street by street

The office sits in South Belt and Ellington, where the Beltway meets the Gulf Freeway and thousands of houses went up in the 1960s and 1970s. Next door, Sagemont has homes averaging around 1967 by HAR's count, so original supply lines and second or third water heaters are common calls. To the south, Clear Lake has more owner-occupied homes than any neighborhood we serve, most of them built between the 1960s and the 1990s.

Heading north up the Gulf Freeway, the houses get older. Edgebrook began filling in after the freeway opened in 1948, and Golfcrest, Bellfort and Reveille are mostly postwar, so cast iron drains are near the end of their run. Meadowbrook and Allendale hold some of the oldest blocks, and Pecan Park has a median build year in the mid 1940s. Around the airport, the Greater Hobby area mixes midcentury and newer homes, Glenbrook Valley is a historic district of 1950s ranch houses, and Minnetex stands out for how much of it was built after 2010.

South toward the bay

South toward Galveston Bay

Below the Beltway, Pearland, Friendswood and League City are mostly owner-occupied, three out of four homes or more. Pearland and League City both take water from the Southeast Water Purification Plant near Ellington, so the hardness and chloramine questions we answer in Houston carry over. Clear Creek runs through all three, and Harvey flooded thousands of homes along it, which still shows up as water heaters and outlets replaced at different times.

On the water, Seabrook took heavy damage from Hurricane Ike in 2008, so many homes there have plumbing redone in pieces since then. Mixed pipe materials and repairs that never got tied together cleanly are a common find.

Along the ship channel

East along the Houston Ship Channel

Pasadena is our biggest neighbor and a short drive across the Beltway. It buys its water from the City of Houston, and the subsidence district notes that ground sinking in the Baytown and Pasadena area slowed once the ship channel industries moved to surface water. South Houston sits between the two, and we pass through it constantly.

Farther east, Deer Park and La Porte are mostly owner-occupied homes, and Deer Park treats its own Trinity River water. Channelview sits north of the channel, and Baytown is where the first documented subsidence case in the region was recorded, near the Goose Creek field. Ground movement like that is one reason we test water and sewer lines before blaming a single fixture.

County by county

Three counties, one service area

Most of our work falls in Harris County, home to more than 4.7 million people. South of the county line we work in Brazoria County, where roughly three in four homes are owner-occupied, and in Galveston County, which counted more than 19,000 damaged properties after Harvey. The county pages cover the unincorporated streets and smaller towns between the cities listed above.

Honest limits

Where our coverage runs out

Sewer cleanout and camera reel in a southeast Houston front yard

We are quickest on the southeast side, close to the Beltway and the Gulf Freeway. Past Baytown to the east, past League City toward Galveston, or out west of Pearland, the drive gets long and we may not be the fastest plumber to reach you. Call anyway. If someone closer can get to you sooner, we'll say so plainly rather than hand you an arrival time we can't keep.
