Bay Area homes, two generations

Plumber for Clear Lake, from 1960s Clear Lake City to 1990s builds (77062)

Clear Lake has more owner-occupied homes than any other neighborhood we cover, and most of them were built in the 1980s and 1990s. Those houses are now at the age when water heaters and drain lines start asking for attention.

Short answer

We take Clear Lake calls 24/7 and come down from our South Belt office, a short drive along the Beltway and Gulf Freeway. Arrival depends on the day's calls, so we tell you a real window when you phone. The work we do most here is water heater repair or replacement and clearing slow kitchen and bathroom drains in homes from the 1980s and 1990s.

Plumbing in Clear Lake

Most Clear Lake homes are 25 to 45 years old

Clear Lake counted 28,185 housing units in the 2020-2024 ACS, and 15,421 of the occupied ones were lived in by their owners. The city's year-built table splits the stock in two: 9,975 units from 1960-1979 and 13,957 from 1980-1999. That second group is the one we hear from most. A heater installed when the house was new has been replaced at least once, and the second or third tank is often reaching its last years now. Drain lines from the 1980s and 1990s are usually PVC rather than cast iron, so the trouble is buildup, not rust: grease in the kitchen line, hair and soap in tub drains, and roots finding a loose joint outside. A camera look and a proper drain cleaning fix most of it.

What we run into

Clear Lake City's first streets and a pipe to watch for

Governor John Connally opened Clear Lake City on September 15, 1963, and Houston annexed the area in 1977. HAR lists an average build year of 1966 for the Clear Lake City subdivision itself, so those first streets have plumbing close to 60 years old, and cast iron drains in that age range are worth a camera check. The later houses raise a different question. Polybutylene supply pipe went into homes across the country from 1978 through mid-1995, which overlaps the busiest years of building here. If you find gray plastic lines at the heater or under a sink, have them looked at; our polybutylene replacement page explains what swapping them involves.

Worth knowing

Same treatment plant as NASA, same hard water

The Southeast Water Purification Plant supplies a wide area around the bay, and its sub-partners include Nassau Bay and NASA Johnson Space Center next door. City water averaged 135.5 ppm of hardness in the 2025 report, which the USGS calls hard. Over years, that scale coats the bottom of a tank heater and the inside of faucet cartridges. A heater that pops and rumbles while heating is usually cooking through a layer of sediment, and an annual flush keeps it quieter and working longer. If the drain valve itself drips or the tank bottom shows rust, the flush is no longer enough.
