Plumber repairing a flush valve on a wall-hung toilet in a Houston office building restroom

Short answer

Commercial plumbing in Houston covers the restrooms, kitchens, water heaters and tenant units that keep a business or rental property open. Most calls are repairs: a stuck flush valve, a backed-up floor drain, a leaking supply line. We schedule around your hours when we can and come after close when the job would shut you down.

The job

Plumbing that has to work while customers and tenants are using it

Flushometer valve being rebuilt in a Houston commercial restroom

Commercial plumbing is the same trade as residential with different stakes. Fixtures see far more use, many buildings have flushometer toilets and urinals instead of tank toilets, and a single failure can close a restroom, a dining room or a whole floor. The building may have a backflow assembly at the meter, a large water heater serving several units, and drain lines shared by tenants who all blame each other.

We work for restaurant owners, retail and office managers, and landlords with a few duplexes or a small apartment complex. On a first visit we fix the problem you called about and note anything else that looks close to failing, so you can budget for it instead of being surprised. For kitchens that lean on a grease interceptor, see our grease trap repair work. For water heaters feeding several sinks or units, see commercial water heater service.

Pricing

What moves the cost of a commercial plumbing call

Commercial work varies more than residential because the fixtures, the building and the hours all differ. These are the things that most often change the price.

  • Type of fixture or system

Flushometers, sensor faucets and commercial heaters use different parts than home fixtures.

  • When the work happens

After-hours or overnight scheduling to avoid closing the business changes how a job is staffed.

  • Access in the building

Lines above drop ceilings, in chases or under slab floors take more time to reach.

  • How many units are affected

A problem on a shared line may need work in several units or restrooms.

  • Parts on hand

Common parts are on the truck. Specialty valves or large fittings may need to be ordered.

Typical planning range: $85 per hour on average for commercial plumber hourly rate, then billed in 15-minute increments, per HomeGuide (Sept). A guide figure, not our price; your quote follows the inspection.

The versions we see most

Restaurants

A restaurant kitchen puts more grease, heat and volume through its pipes than any house. The calls we see most are floor drains backing up during service, a pre-rinse sprayer or faucet that will not shut off, the dish machine not getting hot enough water, and restroom toilets clogging on a busy weekend. We carry common commercial faucet cartridges, flush valve kits and pre-rinse parts so many repairs are done in one visit. For recurring drain trouble, we look at the line between the sinks and the grease trap, because that pipe is usually where the clog lives. Work that would stop the kitchen can be scheduled before opening or after close.

Offices and retail

Offices and stores mostly need their restrooms, break rooms and drinking fountains working. Flushometer valves that run on, urinals that will not flush, sensor faucets with dead solenoids and slow drains in shared restrooms make up most of the calls. We also handle supply leaks above ceiling tiles, which often show up first as a stained tile over a desk or display. In multi-tenant buildings, we trace a problem to the right line and the right unit so the cost lands where it belongs. When a building has a backflow preventer at the service line, we can test and repair it as part of routine backflow testing.

Apartments and rental property

Landlords need fast turnarounds and clear answers. A tenant reports a leak under the sink, no hot water, or a toilet that keeps running, and you need to know whether it is a quick repair or something bigger. We handle unit-level repairs, shared water heaters, main shutoffs, sewer backups that affect several units and turnover work between tenants. We can coordinate access with the tenant directly if you prefer and send you a short note on what we found and fixed. For older buildings with recurring leaks across units, we can walk the property and lay out which problems are isolated and which point to aging pipe throughout.

Backflow rules for Houston commercial water services

Many commercial properties have a backflow preventer assembly where the water service enters, protecting the public supply from anything flowing back out of the building. State rules and the City of Houston Plumbing Code require those assemblies to be tested at installation, after any repair or relocation, and every year after that. Owners often find this out when a notice arrives. When we are on site for other work, we can check where your assembly stands and test or repair it so it stays current.

Step by step

How we handle a call from a business or landlord

  1. Get the details

We ask what is failing, how many people it affects and when we can work without disrupting you.

  2. Diagnose on site

We find the cause and explain the repair and price before starting.

  3. Fix or make safe

We repair it on the spot or isolate it so the rest of the property keeps running.

  4. Report back

You get a short summary of what we did and anything else we noticed.

  5. Plan the rest

Larger items can be scheduled at a time that suits your business or tenants.

Timing

How long commercial repairs usually take

Most restroom and faucet repairs take an hour or two, and only that fixture is out while we work. Clearing a shared drain line or replacing a valve that serves several units usually takes a few hours, with water to that section shut off in the meantime.

Larger jobs, such as replacing a commercial water heater or rebuilding a kitchen drain line, can take a full day or more. We plan those with you in advance so the shutdown falls outside your busiest hours, and we tell you up front what will be out of service.
