Know the pipes before you commit
Plumbing inspections for Houston buyers and owners
A general home inspection glances at the plumbing. If you are about to buy, own a house older than you are, or are handing keys to a new tenant, a plumber's look tells you what is actually behind the walls and under the slab.

Short answer
A plumbing inspection in Houston is a plumber's walk-through of the whole system: water pressure and the PRV, supply pipe type, drains and the main sewer, gas piping, the water heater and every fixture. You get a written list sorted by urgency. A sewer camera is often added for older houses, since the main line is the part a general inspector cannot see.
The job
What a plumber checks that a general home inspector usually does not

A general home inspector covers the roof, electrical, foundation and everything else in a few hours, so plumbing gets a quick pass: run the faucets, flush the toilets, look under the sinks. That catches active drips. It misses polybutylene supply pipe hidden in the walls, a water heater with a corroded relief valve, a gas connector that is no longer allowed, or a cast iron main that is half full of scale.
Our inspection takes the plumbing system on its own terms. We read static pressure, test the shutoffs, identify each pipe material we can reach, and run water through every fixture long enough to see how the drains handle it. For older homes we recommend adding a camera inspection of the main, since sewer problems are the most costly ones a buyer can inherit. If we spot gray plastic supply pipe, we will tell you about polybutylene replacement and what it involves.
Scope of the work
What a standard plumbing inspection covers
- Static water pressure reading and PRV check
- Main shutoff and fixture stop valves tested
- Supply pipe material identified where visible
- Every faucet, toilet, tub and shower run and checked
- Drain flow and visible drain pipe condition
- Water heater age, relief valve, venting and connections
- Gas connectors and visible gas piping
- Hose bibs, washer box and ice maker line
- A written report sorted by urgency, with photos
The versions we see most
Home buyer plumbing inspection
During an option period, you have a short window to learn what you are buying. We schedule around the seller's access and look at the things that drive repair costs: supply pipe material and leaks, water pressure and the PRV, water heater age, venting and relief valve, gas piping and connectors, every fixture and drain, and the main sewer line with a camera when you add it. The written report sorts items into safety concerns, near-term repairs and things to watch. Buyers use it to ask for repairs, negotiate a credit or walk away. If the foundation inspector suggests a drain test, we can run a hydrostatic test during the same visit.
Older home check-ups

If you have lived in an older house for years, small symptoms add up: a little rust in the first glass of water, a drain that is always slow, a toilet that rocks, a water heater nobody remembers buying. A check-up lets you plan instead of reacting. We look for aging galvanized or polybutylene supply lines, cast iron drains nearing the end of their life, worn shutoff valves that will not close, and a water heater close to failing. You get a list of what to fix now, what can wait a year and what to budget for later. Many owners use this before a remodel to know what to replace while the walls are open.
Rental turnover inspections
Between tenants is the least costly time to find plumbing problems, before the next renter moves in and calls about them. Landlords ask us to check every fixture, look for slow leaks under sinks and around toilets, test the water heater and its relief valve, check the washer box and hose bibs, and run the drains hard. We fix small items on the spot when you approve them, such as flappers, supply lines, aerators and stops, and list anything bigger with a price. If you manage several units, we can work through them on one visit and give you a summary per address.

What the age of Houston housing means for inspections
The year a house was built tells us where to look first. In Clear Lake, 9,975 homes were built from 1960 to 1979 and 13,957 from 1980 to 1999. Cast iron drain pipe disappeared from new home construction by the mid-1980s and can start deteriorating about 40 years in, so many of those earlier homes now have drains at that age. In Minnetex, by contrast, 1,784 homes were built from 2010 to 2019, where we focus more on water heater setup and pressure.
Step by step
How an inspection visit runs from start to report
Set the scope
We confirm the address, the age of the house and any add-ons like a camera or drain test.
Test supply and pressure
We read pressure, check the PRV and main shutoff, and identify pipe materials.
Run every fixture
Faucets, toilets, showers and drains are run and checked for leaks and flow.
Check heater and gas
We inspect the water heater, relief valve, venting, gas connectors and visible gas pipe.
Write it up
You get a list sorted by urgency, with photos, that you can share with your agent or tenant.

Pricing
What the price of a plumbing inspection depends on
An inspection is priced on how much there is to look at and which add-ons you want. These are the factors that change it.
Size of the house
More bathrooms, fixtures and water heaters take more time to test.
Sewer camera
Adding a camera run of the main line extends the visit and adds equipment.
Hydrostatic test
A drain test under the slab is a separate procedure that adds time.
Access
Vacant homes with utilities on are quicker; occupied or locked areas take more coordination.
Number of units
Landlords inspecting several units at once can bundle them on one visit.
Typical planning range: $100 - $500 for plumbing inspection, average $300, per Angi (Upda). That is a published range, not a quote. Your price comes after we look.
Timing
How long a plumbing inspection takes
A standard inspection of a single-family house usually takes one to two hours. Adding a sewer camera run adds roughly an hour, and a hydrostatic test can add a few more depending on the drain layout and how long the line needs to hold water.
Water stays on during most of the visit. It is only shut off briefly while we test the main valve, and drains are not usable while a hydrostatic test is running. The written report usually follows within a day.
Common questions
Plumbing Inspection questions from Houston homeowners
A general inspection is a good start, but it does not include a sewer camera or a close look at pipe material and gas connectors. For older homes, the extra plumbing check often pays for itself in negotiation.
For any house with original cast iron or clay drains, yes. The main line is the most costly plumbing repair a buyer can inherit, and it cannot be seen any other way.
Yes. We know option periods are short, so we schedule quickly and send the report soon after the visit.
Only if you ask. For buyers, we just inspect and report. Owners and landlords can approve small repairs on the spot.
No. We need access and the water, gas and power on. Your agent usually arranges that with the listing agent.
We note where it is and how much we can see. Many buyers ask for a credit to replace it, since future buyers and their inspectors tend to flag it too.
